Have you always wanted to be a property developer but felt like it may be too difficult or confusing? Hopefully the five steps below will encourage you to take your first step in realising your dream.
1. Title search
A current copy of the title and plan diagram of the land to be subdivided is required for initial discussions with the licensed land surveyor and/or council. McWatt, Tran & Co Lawyers can obtain a title search for you.
2. Licensed land surveyor
A licensed surveyor is required to survey the land and prepare the plan that council needs to certify. A licensed land surveyor can assist with the initial proposal/design and will liaise with council to meet their requirements.
3. Council
Once the plan has completed, it is submitted to Council by the licensed surveyor for certification. It considers the application, refers the plan to the relevant authorities and ensures all relevant requirements have been met.
4. McWatt, Tran & Co Lawyers
Having implemented the most advance technology, we have been tracking your application so and as soon as it is certified, we organise all relevant documents (including Certificate(s) of Title) and prepare relevant forms to lodge at Land Use Victoria.
5. Land Use Victoria
All parties must satisfy the verification of identity requirements.
When all of Land Use Victoria’s requirements are satisfied, the plan is registered and new Certificate(s) of Title are issued to the relevant parties.
There you have it. We hope to hear from you soon and become part of your development journey.
